- Revisions are $100 per hour plus the PDF Plan Price as Plan Fee to start. Plan Fee is required before starting any revisions. Multi-Use or Re-use Fee is available of all plans and allows plan changes to be made by other qualified Design Professionals., including Architects & Structural Engineers.

- Since Plans Are Only Printed After Orders Are Received - Please Allow 7-10 Days For Delivery. U.S. Post Office Priority Mail is Standard Shipping - Normal shipping takes 1-3 days by Priority Mail. Call us if you prefer Overnight or alternate delivery, at extra cost.
- The placing of this order gives the Purchaser The Right To Construct One Structure. Only Multi-Use Plan Fee Allows Purchaser to Build More Than One Structure and/or make revisions to the plan by other Design Professions.
- However, All house plans and designs produced by Coastal Designs are protected under Federal copyright laws and may not be copied, reproduced or duplicated in either hard copy, computer reproduction, electronically OR Used As Derivative Work For Other Home Designs.
- The Purchaser only has the right to make modifications to the purchased plan for construction for them and under no circumstances shall this right include the right to resell, trade, gift, barter or otherwise use any plans designed by Coastal Designs as consideration (value) in any real estate transaction.

How Many Sets Do I Need?
Generally, building a house requires many sets of plans going to various people and/or agencies. Check before ordering.
Include copies of plans for each of the following:

If you give out plans for Bid pricing, normally plans should be returned with the bid, requiring a deposit sometimes helps. ORDER ALL THE SETS OF PLANS YOU NEED AT THE SAME TIME, ORDERS PLACED FOR PLANS LATER WILL BE CHARGED AT THE MINIMUM FEE OF FIVE (5) SETS.
If you plan on building a plan more than once, ask for Reproducibles that come with a Re-Use Fee, otherwise, you will be limited to building a
plan ONLY ONCE. All plans have Federal Copyrights at the time of publication, anyone found violating a Copyright will be prosecuted to the full extent allowed by law, see Copyright Notice.
What Is Included?
- Floor Plans of all floors at 1⁄4"=1'-0" scale
- Pier or Foundation Plans at 1⁄4"=1'-0" scale
- Elevations of all 4 sides at 1⁄4"=1'-0" scale
- Construction Details include wall framing, wall heights, pier connections, handrail details, bracing details, roof soffit and gable details, porch and deck details, and specific details specific to each cottage like cantilever braces, gable brackets and lookout tower details.
- Duplex Plans also include 1-hour and 2-hour Firewall Details.
- Cross-Sections and blow-up details are used when a specific design needs construction detailing.
- Exterior materials and finishes.
- Door and window sizes.
What Is Not Included?
Structural Engineering services is not included. Structural Engineering services, if required, shall be provided by the Owner or by Builder/General Contractor. Any Floor or Roof Trusses shown on any plans may be engineered by the manufacturer supplying the trusses. Any beams, girders or headers shown on plans shall be checked for compliance with local building codes prior to starting construction. Owner and/or Builder shall verify all details and specifications on all sheets prior to starting construction or obtaining permits so as to avoid any delays or misunderstandings that may occur.
Materials Lists are not included. Please contact a Builder or General Contractor for pricing and materials estimates as it relates to your plans.
Electrical Plans are not included. It has been found that Electrical Codes and owner's needs will dictate layout and number of fixtures, that must comply with Local Electrical Codes.
Heating & Air Conditioning Plans (HVAC) are not included. Consult a local mechanical contractor for HVAC systems designed for your local area and conditions.
Cabinet Plans & Elevations are not included.
What Building Codes are the plans designed to?
Plans are prepared to meet top professional standards and practices and the "North Carolina Residential Code." Plans are to be used only as a guide in the construction of the designed structure. Since plans represent a design for construction in North Carolina, and because of varying Interpretations among Code Officials as well as the fact that Codes change frequently over time, we cannot warrant compliance with any of the specific building codes and ordinances. Modifications may be necessary for compliance with local building codes, zoning regulations, ordinances and restrictions. Most cottage plans show a relative building height, as measured to the ground at 4" below the ground floor slab, or as indicated on the plan. Building heights must be checked for the location to be built on, in relation to the maximum building heights as allowed by local zoning codes and in relation to current flood elevations for the site. Plans may need to be elevated more than indicated on Coastal Designs plans in order to meet Flood Elevation requirements.
The help of a Design Professional, such as an Architect or Structural Engineer may become necessary to comply with your local site conditions. Coastal Designs will not be responsible for any changes of the plans made by others. It shall be the responsibility of the Owner and/or Builder to comply with local building codes, ordinances, restrictions, regulations and laws that may require revisions to these drawings, specifications and details. All Federal, State, and Local Regulations, Codes & Ordinances shall be considered as part of all plans purchased from Coastal Designs (CD) and shall take preference over anything shown described or implied where same are at variance. Coastal Designs assumes no liability from any home built from their plan designs. All construction plans ordered through CD is provided "as-is" as a Guide only in construction and CD disclaims all other warranties, express or implied, including merchantability or fitness of purpose, unintentional errors & omissions. Owner & Contractor to verify all areas prior to starting. CD is not liable for incidental, special, consequential, or indirect damages of any kind, including, but not limited to, loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from CD. In the event any liability is imposed on CD, CD's liability to you or any third party shall not exceed the price paid for plans from CD.
