PLAN DESIGN: DUPLEX COTTAGE PLANS
WHAT YOU NEED TO KNOW BEFORE ORDERING PLANS
All plans and prices subject to change without notice. Heated living area is considered all enclosed living area, measured to outside walls, excluding garages, carports, unheated storage areas, porches & decks.
CUSTOM DESIGN REVISIONS on all plans are $125/Hr, in ADDITION to PLAN FEE. PDF Plans come with Right To Reprint up to 20 sets (at purchaser’s expense), for One Project Only.
COMPLETE CUSTOM DESIGNS are $2.00/SF for heated area + $0.50/ SF for unheated areas.
Multi-Use Plans come with Right To Reprint unlimited sets (at purchaser’s expense) for More Than One Project. AutoCAD (AutoCAD DWG) will be for use by structural engineers ONLY and WILL NOT BE FOR REDESIGN OR REUSE. CAD files must be delivered by email ONLY to email of the structural engineer. UNLESS OTHERWISE AGREED, ALL PLANS ARE SOLD WITH NON-EXCLUSIVE LIMITED RIGHTS OF USE.
All Reverse Plans are $250 Extra.
All Plans INCLUDE:
FOUNDATION AND/OR PIER PLANS at 1/4″=1′ scale (either Pier, Raised-Pier, Crawl Space or Slab Construction depending on the design).
FLOOR PLANS at 1/4″=1′ scale with all construction dimensions, door and window sizes, and notes.
EXTERIOR ELEVATIONS of all sides at 1/4″=1′ scale.
CONSTRUCTION DETAILS such as Typical Wall Section(s), and other details to explain all construction.
GENERAL CONSTRUCTION NOTES & SPECIFICATIONS.
All Plans DO NOT INCLUDE:
Plumbing Riser Diagrams, Electrical, HVAC or Mechanical Plans are NOT included in plans but MAY be available for an EXTRA FEE. Please Call.
STRUCTURAL ENGINEERING is NOT provided on any plans. Structural Engineering is available from your local Structural Engineer. Check with local Building Officials to see if Engineered plans are required.
PROFESSIONAL STANDARD AND PRACTICES
Plans are prepared to meet the highest professional standards and practices and the “North Carolina Residential Code.” However, since plans represent a design for construction in North Carolina, and because of varying interpretations and the fact that Codes change frequently, We do not warrant compliance with ANY specific building codes and ordinances. Modifications may be necessary for compliance with your Local Building Codes. The help of a Design Professional such as an Architect or Structural Engineer may be required to comply with your Local Site Conditions.
Coastal Designs (CD) will not be responsible for any changes in the plans made by others. You and your Building Contractor are accountable for meeting all Federal, State, and Local Codes, Ordinances, and Regulations. All such Regulations, Codes & Ordinances shall be considered as part of all plans. They shall take preference over anything shown, or not illustrated, described, or implied where the same are at variance. All construction plans ordered through CD is provided “AS-IS” as a guide only in construction and CD disclaims all other warranties, express or implied, including merchantability or fitness of purpose, unintentional errors, and omissions. Owner and contractor to verify Federal Flood Zones and Local Adjustments & Grade Elevation Heights before starting. CD is not liable for incidental, special, consequential, or indirect damages of any kind, including loss of anticipated profits, business opportunity, or other economic loss arising out of the use of services or any construction plans received from CD. In the event any liability is imposed on CD, CD’s liability to you or any third party shall not exceed the price paid for plans from CD.
The placing of this order gives the Purchaser the right to construct one structure; Only Multi-Use Plan Fee allows Purchaser to build more than one structure. All house plans and designs produced by Coastal Designs are protected under Federal Copyright Laws. They may not be copied, reproduced, or duplicated in either hard copy, computer reproduction, electronically, or used as derivative work for other home designs. The Purchaser only has the right to make modifications to the purchased plan for construction. Under no circumstances shall this right include the right to resell, trade, gift, barter, or otherwise use any plans designed by Coastal Designs as consideration (value) in ANY real estate transaction.
Since plans are only printed after orders are received, Please allow 7-10 days for delivery.
